you may be thinking about extensions to house, that would be 10% of the original volume without permission, though you'll still need to stick to building regs on that one.
or you could build what you like! as long as nobody notices for 6 years they can't make you take it down(town and country planning act) GOOD LUCK!!!   :D

no, im aware of the volume restrictions for extensions. but theres a regulation for garden sheds on residential property that has a maximum percentage in sq metres of any shed that is a ratio of the sq metre footprint of the house. not a problem if you are putting a shed outside a bungalow, but something to think of if youre putting a shed behind a terraced house. i'll go and do a bit of a dig about, cos im not sure whether its still relevant, (hence me asking in case any of you guys knew.)

on permanent structures you can go up to 50% of your rear garden(i think), on temperary ie wooden sheds i'm not sure there's a limit.
i split a house to 2 flats for a mate 16 years ago, local council sussed it last year, only because he was doing it to his new house 2 doors away, bugger :D. made him undo work on the new one but couldn't touch the old one.
best to check though don't just take my word for it.
i'm from a place with dreaming spires, n half asleep builders!!

Following my divorce I bought a small terraced house with a service road behind it I have a concrete prefabricated garage full width of garden 16 foot and its 26 foot long it takes up just under 50% of the garden I did not need planning permission for this
